These soils have low nutrient-holding capacity and can become hydrophobic (water-repellent) very easily. Conversely, older lawns can build up a thick layer of “thatch”—dead organic matter that sits between the green leaf and the soil. THE RENOVATION PROCESS - WHAT TO EXPECT

Renovation is not an overnight fix. It is a process of destruction followed by recovery.

STEP 1

Assessment

We visit your property to check the lawn. We look at thatch depth, compaction levels, root depth, and soil moisture. We’ll be honest: if the lawn is dead or 90% weeds, we might recommend replacing it rather than renovating it. If it’s salvageable, we build a plan.

STEP 2

The Work

On the scheduled day, we arrive with our machinery. We scalp the lawn low, aerate, scarify, and clean up the debris (and there is often a lot of debris!). We then apply the top dressing and fertiliser.

The Recovery Phase

This is where you play a part. The lawn will look brown and “beaten up” immediately after the work. This is normal. It needs water to recover. We will give you a clear watering plan. Depending on the season and the grass type (Buffalo, Kikuyu, Couch), recovery can take 2–4 weeks.

The Result

As the new growth pushes through, you will notice the difference. The lawn will be denser. The colour will be deeper. It will feel firmer underfoot yet softer to touch. Water will soak in better. It becomes a lawn that is easier to mow and maintain because the fundamentals are right.

THE RENOVATION SOLUTION - A 4 STEP RESET

A full renovation tackles all these issues at once. It is an intensive process, usually carried out in spring or early autumn when the grass is ready to grow.

Verti-Mowing/Scarifying (Removing The Thatch)

We use a dedicated scarifying machine with vertical steel blades. These blades spin at high speed and slice into the turf canopy, ripping out the accumulated thatch and dead lateral growth.

  • The visual: It looks dramatic. We will pull huge volumes of brown material out of your lawn. The lawn will look bare and brown afterwards. This is necessary!

  • The benefit: By removing the thatch, we open the surface up. Sunlight can reach the new shoots. Water can reach the soil. The “sponge” is gone.

Core Aeration (Relieving Compaction)

We run a heavy aerator over the lawn. This machine punches hollow tines into the ground, pulling out “cores” or plugs of soil.

  • The visual: Your lawn will look like it has been plugged with holes. These plugs are left on the surface to break down or are removed.

  • The benefit: This physically decompresses the soil. It creates thousands of new channels for oxygen, water, and nutrients to bypass the surface crust and get deep into the root zone. It encourages roots to dive deep, making the lawn more drought-tolerant.

Top Dressing (Levelling & Soil Improvement)

We spread a layer of high-quality soil or washed sand over the lawn. We rub this into the aeration holes and the canopy using level lawns.

  • The visual: The lawn looks like a sandpit for a short while.

  • The benefit: The sand fills the aeration holes, keeping the soil structure open. It smooths out the minor bumps and hollows, giving you a billiard-table flat surface. It protects the remaining plant crowns while they recover.

Fertilising & Wetting Agents (The Kick Start)

We finish with a premium, professional-grade fertiliser and a wetting agent.

  • The benefit: The wetting agent ensures the water actually penetrates the sandy soil. The fertiliser provides the massive nutrient hit the plant needs to explode back into life.

THE "HIDDEN" PROBLEMS UNDER YOUR FEET

To understand why renovation works, you have to look below the green leaf.

The Thatch Barrier

Thatch is a layer of living and dead organic matter — roots, crowns, stolons — that sits between the green grass blades and the soil surface. A little bit of thatch (less than 10mm) is okay; it protects the soil. But in many older lawns, this layer grows to 20mm, 30mm, or more. It acts like a thatched roof. It stops water from penetrating. It stops fertiliser reaching the soil. It promotes fungal diseases because it holds humidity. When you walk on the lawn, it feels spongy. When you mow it, you often “scalp” into this brown layer, leaving ugly marks.

Soil Compaction

Every time you walk, play, or drive on your lawn, you squash the soil particles together. Over time, this squeezes out the pore space — the tiny air pockets that roots need to breathe. Compacted soil is like concrete to a grass root. It can’t push through. Water pools on top instead of soaking in. The grass becomes shallow-rooted and weak, making it the first thing to die in a hot Dunsborough summer.

Uneven Levels

Over years, soil settles. Ants build nests. Dogs dig. The result is a bumpy surface. This makes mowing difficult (the mower bounces, scalping high spots) and creates trip hazards.

  • Late spring (September/October) and early autumn (March/April) are often ideal windows.

  • Mid-summer can be done if you have excellent irrigation, but heat stress is a risk.

FAQ'S

Will renovation kill my lawn?

It can look like it! But no, if done at the right time on a viable lawn, it triggers vigorous new growth. It’s short-term pain for long-term gain.

My lawn is full of weeds - will renovation fix that?

Renovation helps by making the grass denser, which naturally outcompetes weeds. However, if you have a heavy weed infestation, we might recommend a spraying program before we renovate to knock the weeds back first.

How much does it cost?

It depends on the size of the lawn and the combination of services (e.g., aeration only vs full renovation). It is a significant investment compared to a standard mow, but it is cheaper than ripping out and replacing the whole lawn. We provide a fixed quote after viewing the site.

Do you take away the waste?

Yes. The amount of thatch we pull out is enormous — often trailer-loads from a standard house block. We remove and dispose of all green waste.

How much water will it need?

Immediately after renovation, the lawn needs to be kept moist. You might need to water daily for the first week or two. We will check your reticulation system while we are there to make sure it’s up to the job.

Can you renovate in winter?

No. The grass must be actively growing to recover. If we do this in winter, the lawn will sit bare and cold for months, and weeds will take over. We only schedule renovations in growth windows (Spring/Autumn).

Is it worth the cost?

Compared to ripping up the old lawn and laying new turf (which is huge labour and material cost), renovation is a fraction of the price and often delivers a better result because the established root system is already there.
